Leaving your property management software

Getting out of a tool takes two things most vendors do not explain in one place: how to export your own data, and how cancellation really works, including notice, refunds, and what happens to your records afterward. These guides answer both for 10 tools, each checked against the vendor's own help center or terms, with the source and the date on the page.

The order that protects you

  1. Export first, and open the files. Several of these vendors cut off access the moment a subscription ends, and some delete the data. An export you never opened is not a backup.
  2. Move rent collection before the cutoff. Whatever your tenants pay through today stops when the account does. Get the replacement live and tested with a rent cycle to spare.
  3. Check the notice window before you give notice. Annual terms renew on their own. Find your renewal date first and count back.
  4. Cancel last, in writing where the terms ask for it. Keep a copy and the date you sent it.

What it will cost you to stay

If price is the reason you are looking, the comparison pages work out each vendor's real monthly bill at your size from its published pricing, per-use fees included.
