Assumes about 2 signature requests a month and one incoming ACH payment per occupied unit per month. Screening is per applicant, so it never changes the monthly total. These per-payment fees are paid by you or passed to your resident; either way, PropManager's are $0.

Your own portfolio, live in PropManager: properties, tenants, leases, and ledger history, checked against your old books down to the penny.
The real product, not a mockup. Bank transactions arrive matched to tenants and properties; you confirm with one click.
The honest gaps against TurboTenant. If any of these is a dealbreaker, TurboTenant may be the better fit.
TurboTenant is genuinely free for landlords and targets the same 1-to-50-door owners we do. At a door or two with simple needs, and tenants who do not mind paying the application and ACH fees, its free plan is a fair choice. The line to watch is the books: their tax reports, depreciation tracking, and automatic categorization sit on the Pro plan, and the free plan connects one bank account. Once you need real accounting, bank feeds, e-signatures, and maintenance in one system, you have outgrown the free tier.

"I ran our family's rentals on Buildium for years. Every renewal the price went up and the software didn't. My brother's a software engineer, so we built the tool we actually wanted. Now I move other landlords off Buildium myself, personally, for free."

Because on TurboTenant your tenants carry the cost: $2 per ACH payment on the free plan and $45 to $55 to apply. With PropManager you are the customer, so your tenant pays nothing for ACH and we work for you, not for the fees.
Not with PropManager: it is $59 a month, month to month. TurboTenant's e-sign and paid features are billed annually.
Yes. We move your whole portfolio for you at no charge and you can run both tools in parallel until you are sure.
No, and you should hang up on anyone who asks. The migration runs off an export of your properties, tenants, leases, and payment history. If you later want live bank feeds, you connect your bank yourself, inside your own account, through Plaid. We never see your credentials.
Third-party property managers who manage other owners' properties (trust accounting). PropManager is built for landlords who own what they manage, from 1 to 50 units.
Starting is free and switching from TurboTenant takes about 15 minutes, which we do for you. A founder does the migration personally, so we only take a handful of portfolios each month.
