What PropManager doesn't have yet

The honest gaps against DoorLoop. If any of these is a dealbreaker, DoorLoop may be the better fit.

  • Built-in tenant screening (DoorLoop offers it; PropManager does not yet).
  • Some of DoorLoop's deeper accounting and CRM modules.
  • A published plan for portfolios well above 50 units.

Who should stay on DoorLoop

DoorLoop publishes self-serve pricing up to roughly 300 units and routes larger portfolios to a demo. If you want its all-in-one feature set and are comfortable prepaying a year to get the advertised price, it is a capable platform.

The people doing your migration

Benjamin and Jacob Sussman, the landlords who built PropManager

Benjamin Sussman

Co-founder. Chicago landlord. Former Buildium customer.

"I ran our family's rentals on Buildium for years. Every renewal the price went up and the software didn't. My brother's a software engineer, so we built the tool we actually wanted. Now I move other landlords off Buildium myself, personally, for free."

Fair questions

Do you need my DoorLoop password?

No. We migrate from a standard export, a spreadsheet of your properties, tenants, leases, and ledger. Nothing in it touches money.

Do I have to prepay a year with PropManager?

No. PropManager is month to month at $59. You can leave anytime and we export your data back to you, free.

Is the migration really free?

Yes. We move your whole portfolio for you, a roughly $500 job, at no charge. Keep running your old tool in parallel until you are sure.

Do you need my bank login or account numbers?

No, and you should hang up on anyone who asks. The migration runs off a standard DoorLoop export. If you later want live bank feeds, you connect your bank yourself, inside your own account, through Plaid. We never see your credentials.

Who is PropManager not for?

Third-party property managers who manage other owners' properties (trust accounting). PropManager is built for landlords who own what they manage, from 1 to 50 units.
