TurboTenant pricing, verified 2026-10-05
TurboTenant has a free plan for landlords, and two paid plans billed once a year whose price steps up with how many units you manage. Essentials starts at $149 a year and Pro at $199.
Every figure on this page is read from TurboTenant's own published pages, with the source linked next to it. We build PropManager, a competing product for landlords with 1 to 50 units, so check the numbers against their site rather than taking our word.

TurboTenant is genuinely free for landlords and targets the same 1-to-50-door owners we do. At a door or two with simple needs, and tenants who do not mind paying the application and ACH fees, its free plan is a fair choice. The line to watch is the books: their tax reports, depreciation tracking, and automatic categorization sit on the Pro plan, and the free plan connects one bank account. Once you need real accounting, bank feeds, e-signatures, and maintenance in one system, you have outgrown the free tier.
We build PropManager, so weigh the numbers above rather than our opinion. The honest gaps against TurboTenant:
PropManager is $59 a month flat at any unit count, month to month, with unlimited e-signatures and $0 ACH rent collection included. We move your portfolio for you, free, and you can run it next to your current tool until you are sure.
As published on 2026-10-05: Free is free for the landlord, Essentials runs from $149 a year for 1 to 10 units to $349 a year for 61 or more, and Pro runs from $199 a year for 1 to 10 units to $999 a year for 61 or more. With e-signatures and online rent collection in use, the lowest-cost plan that covers both works out to about $12.42 a month at 10 units, $16.58 at 25, and $24.92 at 50.
Free: not on this plan, Essentials: included, and Pro: included. PropManager includes unlimited e-signatures in its flat $59 a month.
Your renters pay it: $2 on the free plan; free only on the Pro plan. On PropManager an ACH rent payment costs $0 to you and to your resident.
Its pricing page lists these: Landlord Forms Pack (on the free plan), $199, included on the paid plans. PropManager charges no setup fee and moves your data for you, free.
The free plan has no contract. The paid plans are billed for a year at a time. PropManager is month to month.
For the landlord's own bill, TurboTenant costs less: about $12.42 a month at 10 units, $16.58 at 25, and $24.92 at 50, against PropManager's flat $59. The difference is in who pays the rest and in what the plan includes, which the sections above lay out.
