The fine print, from their own pages

Your true cost, itemized

Not the sticker price. The bill at your size with what you actually use. Every number is read from Rent Manager's own pricing page.

Assumes about 2 signature requests a month and one incoming ACH payment per occupied unit per month. Screening is per applicant, so it never changes the monthly total. These per-payment fees are paid by you or passed to your resident; either way, PropManager's are $0.

What PropManager doesn't have yet

The honest gaps against Rent Manager. If any of these is a dealbreaker, Rent Manager may be the better fit.

  • Built-in resident screening (Rent Manager offers it; PropManager does not yet).
  • Commercial, association, student-housing, manufactured-housing, and self-storage portfolios; PropManager is residential only.
  • Rent Manager's open API, custom report writer, and 200+ integration catalog.

Who should stay on Rent Manager

Rent Manager is a deep, heavily customizable platform built for professional management operations: commercial, associations, manufactured housing, student housing, self storage, and large residential portfolios. If you run a management business that needs custom workflows, an open API, integrated phones, and a dedicated success team, and you are comfortable negotiating a quote, it has earned its place. The mismatch is a small self-managing landlord being quoted enterprise software when what they need is rent, leases, maintenance, and clean books at a price they can see.

The people doing your migration

Benjamin and Jacob Sussman, the landlords who built PropManager

Benjamin Sussman

Co-founder. Chicago landlord. Former Buildium customer.

"I ran our family's rentals on Buildium for years. Every renewal the price went up and the software didn't. My brother's a software engineer, so we built the tool we actually wanted. Now I move other landlords off Buildium myself, personally, for free."

Fair questions

Why can't I see Rent Manager's price here?

Because Rent Manager does not publish one. Every bundle on their pricing page is "Get Quote." We link straight to their page so you can request it yourself.

Does PropManager do what Rent Manager does?

Not at commercial scale, and we will not pretend otherwise. Rent Manager runs commercial, associations, student housing, and self storage. PropManager is for landlords who own 1 to 50 residential units and want rent, leases, maintenance, and accounting in one place at a published price.

Is the migration really free?

Yes. We move your whole portfolio for you at no charge and you can run both tools in parallel until you are sure.

Do you need my bank login or account numbers?

No, and you should hang up on anyone who asks. The migration runs off a spreadsheet export of your properties, tenants, leases, and ledger. If you later want live bank feeds, you connect your bank yourself, inside your own account, through Plaid. We never see your credentials.

Who is PropManager not for?

Third-party property managers who manage other owners' properties (trust accounting), and the specialized portfolios Rent Manager serves well: commercial, associations, student housing, self storage. PropManager is built for landlords who own what they manage, from 1 to 50 units.
