For landlords comparing Yardi Breeze
Yardi Breeze advertises $1 per unit per month, but bills a $100 monthly minimum (Breeze Premier, $400). Under about 100 units you are paying the minimum, not the per-unit rate, so a 10-unit portfolio pays $100 a month. PropManager is $59 flat at any size.
Built for independent landlords with 1 to 50 units. Every number below is read from Yardi Breeze's own published pricing, and we tell you who should stay.

Assumes about 2 signature requests a month and one incoming ACH payment per occupied unit per month. Screening is per applicant, so it never changes the monthly total. These per-payment fees are paid by you or passed to your resident; either way, PropManager's are $0.

Your own portfolio, live in PropManager: properties, tenants, leases, and ledger history, checked against your old books down to the penny.
The real product, not a mockup. Bank transactions arrive matched to tenants and properties; you confirm with one click.
The honest gaps against Yardi Breeze. If any of these is a dealbreaker, Yardi Breeze may be the better fit.
Stay on Yardi Breeze if you need what Yardi is actually for: commercial or mixed-use property, affordable-housing compliance, HOA management, or the reporting depth a large portfolio needs. The minimum also stops mattering as you grow, since $1 per unit on 300 units is the per-unit rate rather than the floor. The mismatch is at the small end: under about 100 units you are paying a $100 minimum for a platform built for portfolios far larger than yours.

"I ran our family's rentals on Buildium for years. Every renewal the price went up and the software didn't. My brother's a software engineer, so we built the tool we actually wanted. Now I move other landlords off Buildium myself, personally, for free."

Because $1 per unit is not what you pay under 100 units. Breeze bills a $100 monthly minimum, so a 10-unit portfolio pays $100 a month, which works out to $10 a unit. PropManager is $59 flat whether you have 3 doors or 40.
Above roughly 100 units, where the per-unit rate finally exceeds the minimum and you are paying $1 a unit rather than the floor. Below that the minimum is the price.
Their pricing page does not publish e-signature, payment, screening or inspection fees, and we will not guess at numbers a company has not published. Ask them for those before you compare.
PropManager is month to month at $59. Yardi's published Breeze rates are based on an annual agreement.
