For landlords comparing AppFolio

Too small for AppFolio? Here is the honest comparison.

AppFolio does not publish a price. Every plan is "Get a Quote," and the entry Core plan requires a 50-unit minimum. If you have fewer than 50 units, AppFolio's entry plan is not built for you. PropManager is a flat, published $59.

Built for independent landlords with 1 to 50 units. Every number below is read from AppFolio's own published pricing, and we tell you who should stay.

The fine print, from their own pages

Your true cost, itemized

Not the sticker price. The bill at your size with what you actually use. Every number is read from AppFolio's own pricing page.

Assumes about 2 signature requests a month and one incoming ACH payment per occupied unit per month. Screening is per applicant, so it never changes the monthly total. These per-payment fees are paid by you or passed to your resident; either way, PropManager's are $0.

What PropManager doesn't have yet

The honest gaps against AppFolio. If any of these is a dealbreaker, AppFolio may be the better fit.

  • Enterprise depth: AppFolio has AI leasing, bulk operations, and large-portfolio accounting that PropManager does not.
  • Built-in tenant screening.
  • The integration ecosystem a 200-unit management company may need.

Who should stay on AppFolio

AppFolio is built for professional managers with larger portfolios. Its own material describes serving portfolios between 50 and 250 units, and the entry plan carries a 50-unit minimum. If you are at that scale and want an enterprise platform, AppFolio is aimed squarely at you.

The people doing your migration

Benjamin and Jacob Sussman, the landlords who built PropManager

Benjamin Sussman

Co-founder. Chicago landlord. Former Buildium customer.

"I ran our family's rentals on Buildium for years. Every renewal the price went up and the software didn't. My brother's a software engineer, so we built the tool we actually wanted. Now I move other landlords off Buildium myself, personally, for free."

Fair questions

Why can't I see AppFolio's price here?

Because AppFolio does not publish one. Every plan on their pricing page is "Get a Quote," and a minimum spend applies. We link straight to their page so you can request it yourself.

I have fewer than 50 units. Can I use AppFolio?

Their entry Core plan states a 50-unit minimum. PropManager is built for 1 to 50 units, with a price you can see: $59 a month, flat.

Is the migration really free?

Yes. We move your whole portfolio for you at no charge and you can run both tools in parallel until you are sure.

Do you need my bank login or account numbers?

No, and you should hang up on anyone who asks. The migration runs off a spreadsheet export of your properties, tenants, leases, and ledger. If you later want live bank feeds, you connect your bank yourself, inside your own account, through Plaid. We never see your credentials.

Who is PropManager not for?

Third-party property managers who manage other owners' properties (trust accounting), and portfolios well past 50 units, where AppFolio's scale genuinely fits. PropManager is built for landlords who own what they manage, from 1 to 50 units.
