Who should stay on Buildium

Buildium is a strong fit for professional managers and larger portfolios. It positions its plans by growth stage and offers community-association support and a sales line for portfolios over 5,000 units. If you manage other owners' properties or want that scale of built-in modules, Buildium earns its price.

Fair questions

Do you need my Buildium password?

No. The migration runs off a standard Buildium export, a spreadsheet of properties, tenants, leases, and ledger entries. Nothing in it can touch money.

Will my tenants notice anything during the switch?

No. You keep Buildium running in parallel until you cut over on the 1st. When you switch, we invite your tenants and send the announcement for you.

Is the migration really free?

Yes. We move your whole portfolio for you, a job we would otherwise charge about $500 for. If you do not continue, you keep the checked export and we delete our copy.

Do you need my bank login or account numbers?

No, and you should hang up on anyone who asks. The migration runs entirely off your Buildium export, a spreadsheet of properties, tenants, leases, and ledger entries. If you later want live bank feeds, you connect your bank yourself, inside your own account, through Plaid, the same service your bank's own app uses. We never see your credentials.

Will rent collection break mid-month?

No. Cutover happens on the 1st. Until then you run Buildium in parallel and nothing changes for your tenants.

Who is PropManager not for?

Third-party property managers who manage other owners' properties (trust accounting). PropManager is built for landlords who own what they manage, from 1 to 50 units.
