Free New York lease agreement, built for your tenant and address
Answer a few questions and get a New York residential lease with your tenant, your address, and the disclosures New York law calls for written in. We wrote it to the statute; a New York attorney has not reviewed it yet, so read it before you rely on it. When it reads right, send it to your tenant to sign online. Building it is free, with no credit card and no account to start.

What is built into the New York lease
- The Good Cause Eviction Law Notice every New York landlord must now attach to every lease, in the statutory form, with the landlord's coverage and exemption answers built in
- The one-month limit on every deposit or advance (no last month's rent, pet deposits included), the fourteen-day deposit return with itemization, and the move-in and move-out inspection rights
- The late-charge formula (never more than fifty dollars or five percent, and only after five days) and the 2025 dishonored-check rule
- The sprinkler, flood and certificate-of-occupancy notices in the bold face the statutes require, and the 30, 60 or 90-day renewal and non-renewal notice rule
- Drafted around New York's non-waivable protections: no 'additional rent' clause, no acceleration, no jury or arbitration waiver, no confession of judgment, no landlord's lien
This is the statewide template. It does not include New York City riders or the DHCR rent stabilization rider, so it is not written for New York City apartments or rent-stabilized units.
How it works
- Answer a few questions. Property address, tenant names, rent, dates, deposit, and the handful of choices the lease actually turns on. About five minutes, one topic at a time.
- Watch the lease fill in. The real New York document fills in as you go, so you can read every clause before anyone signs.
- Send it for signing. Your tenant signs online, from any phone. Sending it sets up your PropManager account, free for your first 2 weeks with no card.

Common questions
Is the New York lease really free?
Building it is free, with no account and no credit card. To send it to your tenant for e-signature you create a PropManager account, which is free for your first 2 weeks with no card.
Is it reviewed by a New York attorney?
No. PropManager Editorial wrote it, and the template is current through the 2026 Regular Session as chaptered through September 2026 and verified against enrolled bill text and the consolidated laws. It is an informational starting point, not legal advice, and it is not a substitute for a licensed New York attorney reviewing your situation.
Can I edit the lease?
You set the terms by answering the questions: rent, dates, deposit, and the handful of choices the lease turns on. The document fills in as you go, so you can read every clause before you send it. The wizard is not a free-form editor.
Does it work outside New York?
No. This template is New York-specific. Other states have their own templates, linked below. For a state we have not written yet, the wizard gives you our general-use lease and says so plainly.
What if my state is not covered yet?
You can still build and send a lease: the wizard gives you our general-use lease and tells you so plainly. Leave your email and we tell you when your state's own lease is ready. Covered states are listed at the bottom of this page.
